JOB TITLE: Maintenance Supervisor
REPORTS TO: Facilities Manager
FLSA STATUS: Exempt
Skilled supervisory level position that requires work in construction, maintenance, and repair of
airport utilities, streets, buildings, runways, taxiways, support systems and all associated airport facilities.
Requires training and supervision of assigned personnel to ensure high quality appearance and
workmanship of the airport property.
Plan, prioritize, assign, supervise and review the work of the staff responsible for the maintenance, repair, alterations and construction of Authority buildings, facilities, and fixtures. Participate in the selection of maintenance staff; provide or coordinate staff training; evaluate employee performances; work with employees to correct deficiencies; implement discipline procedures; recommend termination proceedings when required. Recommend and assist in the Building Maintenance Department goals and objectives for each assigned service area; establish schedules and methods for providing building maintenance services; implement policies and procedures. Participate in the development and administration of the Building Maintenance budget; recommend needed equipment materials and supplies, monitor department expenditures. Supervise and participate in the maintenance and repair of Authority facilities, equipment and buildings. Oversee and participate in the installation, maintenance, and repair of sewer and drainage systems; repair and replace plumbing fixtures including sinks, toilets, restroom partitions, faucets and pipes, clear obstructions from water and sewer lines.
Coordinate Building Maintenance activities with other departments and outside agencies when needed. Inspect building facilities to identify building maintenance needs.
Ensure the safe operations and use of equipment; provide training and operation instruction for employees; supervise the maintenance and repair of mechanical tools and equipment such as power saws and sanders, drills, compressors, sewer augers, and various hand tools required for carpentry, plumbing, and other maintenance skills. Direct and coordinate a preventive maintenance program for Authority tenant and facilities. Respond to and resolve employee, tenant, or public inquiries or complaints.
Respond to maintenance requests of Authority tenant's priority basis. Oversee ordering of parts and materials as required. Conduct other studies as requested; prepare and present reports related to findings. Oversee operation of mechanic regarding repairs, ordering of parts, productivity and overall cleanliness of mechanic area. Perform other job related duties as assigned.

Material and equipment used in general maintenance functions.
Knowledge, Abilities and Skills
Possess knowledge of operations, services and activities of a Building Maintenance Program. Principles of supervision, training and performance evaluation. Applicable federal, state and local laws, codes and regulations. Material, methods, practices and equipment used in building maintenance and repair activity; including carpentry, plumbing, painting, mechanical and electrical work. Occupational hazards and standard safety precautions necessary in the management of the work. Preventive maintenance requirements. Safe work practices.
Ability to plan, organize, direct and coordinate the work of maintenance personnel. Select, supervise, train and evaluate staff. Administer goals, objectives and procedures for effective and efficient maintenance services. Interpret and explain airport building maintenance policies and procedures. Operate and maintain building construction, maintenance and repair machinery and equipment. Prepare clear and concise reports. Identify building maintenance needs and take corrective actions. Establish and maintain effective working relationships with those contacted in the course of work. Must have good knowledge and experience in HVAC, electrical, plumbing and roofing. Must have good knowledge of Microsoft suite, Adobe and PR systems
Minimum Training and Experience
Any combination of experience that would provide the required knowledge and abilities is qualifying. Graduation from a junior college or equivalent trade school or military training program required. Fifteen (15) years of maintenance experience with at least two years supervisor experience or 4 years lead experience.
Must adapt to changing working environments and inclement weather.
Maintain physical condition appropriate to the performance of assigned duties which may include the following:
- Walking, crouching, crawling, kneeling or climbing

- Operating tools and equipment
- Lifting heavy objects
- Effectively deal with personal danger which may include working with irritant materials, working at heights in excess of 10 feet on ladders, rooftops or lifting devices.
